OUR STANCE

The higher the price, the more there is to verify.

What matters in a high-value purchase is not the glossy presentation but checking and documenting every detail of title, payment, registration and the management contract.

Before we are a company that sells property, we are on the side that protects your assets.

A developer's sales representative works for the seller. We act as your broker, and we stay your point of contact after the purchase — for leasing, resale and succession.

DUBAI PRIME MARKET 2026

Where the prime market stands today.

We treat the market since March 2026 as a separate market. Since March 2026, regional tensions have reduced transaction volumes, and mainstream residential prices have softened by 5–20% in some locations (Knight Frank, July 2026). Sales above US$10 million nevertheless set a new record in the first half of 2026 — although Knight Frank notes that, with a four-to-six-week registration lag, many of those deals were agreed before the escalation. We do not carry the pre-March uptrend forward; we assess the value of your property on post-March transaction data only.

BRANDED RESIDENCES

Examples of branded residences we handle.

A selection of new (off-plan) projects where we hold direct agreements with the developer. Each page shows price ranges, payment plans and layouts. We also source resale properties in Palm Jumeirah and Downtown, and hotel apartments, on request.

Ask us about projects not listed here. Branded residences carry higher service charges than ordinary properties, and the revenue split under hotel-operated rental programmes differs by contract. We give you a side-by-side comparison covering not only the brand, but service charges, operating terms and exit.

FOR PRIVATE CLIENTS

What we do for private clients.

Selection and price verificationWe shortlist by area, brand and budget, then verify pricing against actual DLD transactions (floor, orientation, timing). Off-plan projects with direct developer agreements, plus resale property.
Contract, registration and handover — without travellingA Power of Attorney is notarised online with the UAE notary. We sign the contract, verify payments, register title with the DLD, attend handover and arrange snagging on your behalf.
Ownership structure and Golden VisaPersonal, company or foundation ownership, considered with succession, tax and future resale in mind. We also support the 10-year UAE Golden Visa, available for property of AED 2 million or more.
Rental management and rent remittanceTenant placement, contract, Ejari registration and move-in/out handling (management is 5% of annual rent). For owners without a UAE bank account, we collect and encash tenant cheques under Power of Attorney and remit the rent to your account abroad.
Resale and exit strategyWhen, at what price and to whom. We handle price negotiation, the NOC and the DLD title transfer, and work with your advisers on the tax treatment of the sale in your home country.
SuccessionWith partner UAE law firms, we support drafting, registering and executing a DIFC will. See Succession Support.

Your enquiry is confidential. We do not publish client names or transaction details as references unless you agree.

FAQ

Frequently asked questions.

Q.Can a foreign national fully own a luxury property in Dubai?
Yes. In designated freehold areas, buyers of any nationality can hold full freehold title, and the main prime areas — Palm Jumeirah, Downtown Dubai, Dubai Hills Estate and others — are all freehold. Title can be held personally or through a company or foundation.
Q.Does buying a property qualify me for the UAE Golden Visa?
Property worth AED 2 million or more (about US$545,000) is the basic requirement for the 10-year UAE Golden Visa through real estate. Most prime and branded residences exceed this. We support the application, including how off-plan and mortgaged properties are treated and how family members can be included.
Q.Can I complete the purchase without travelling to Dubai?
Yes. A Power of Attorney (POA) can be notarised online with the UAE notary, and we then sign the contract, verify payments, register the title with the Dubai Land Department (DLD) and attend handover on your behalf. We are also happy to arrange viewings and tours if you prefer to visit.
Q.What makes a branded residence different from an ordinary luxury home?
A hotel, fashion or lifestyle brand oversees the design and service standards, and most are managed by a hotel operator with services such as a concierge and housekeeping. Service charges are higher as a result, and the revenue split for rental (hotel pool) programmes differs by contract. We recommend comparing the service charges and operating terms alongside the brand itself.
Q.I have heard the market softened after the regional tensions. Is now the right time to buy?
Since March 2026, transaction volumes have fallen and mainstream residential prices have softened in some locations. At the same time, sales above US$10 million set a new record in the first half of 2026 (Knight Frank). Knight Frank itself notes, however, that many of those H1 deals were agreed before the escalation. We therefore treat the market before and after March 2026 as two different markets and assess value using post-March transaction data only. Whether now is the right time depends on your purpose and horizon — we answer with data, not optimism or pessimism.
Q.What are your fees?
For new (off-plan) property we are paid by the developer, so there is no brokerage fee for you. For resale property our fee is 2% of the price. Tenant placement and property management are each 5% of the annual rent. Nothing is paid upfront; all fees are due on completion. Government and third-party costs apply separately, such as the DLD registration fee of 4% of the price.
Q.Can you also help when I sell, or with inheritance?
Yes. When you sell, we find the buyer, negotiate the price and handle the transfer (NOC and DLD title transfer). For inheritance, we work with partner UAE law firms on drafting, registering and executing a DIFC will (see our Succession Support page).

A significant purchase deserves verification at every step.
