Q.Can my family in Japan directly inherit my Dubai property?
Possible with preparation. By registering a will through UAE's official systems (DIFC in Dubai, ADJD in Abu Dhabi), you can cover property, financial assets and company shares as you wish. Aligning with Japan's inheritance tax and procedures is key.
Q.What happens if I don't prepare a will?
A default local distribution may apply and might not match your detailed wishes. Procedures can drag on, assets may be temporarily frozen, and a court may appoint a guardian for minor children. A will lets you pass on as you wish and appoint a guardian.
Q.Can I prepare a will while living in Japan?
Yes. From consultation to drafting and registration, everything is online with no travel. We handle the Japan side in Japanese, coordinating with the UAE lawyers.
Q.Can I prepare even for an off-plan property?
Yes. We suggest the best timing and method for your asset situation. There's no need to rush.
Q.What about jointly-owned or mortgaged property?
Even with joint ownership, the deceased's share doesn't pass automatically but forms part of the estate. Mortgaged property carries the debt too (sometimes cleared by insurance). Preparing in advance reduces the family's burden.
Q.What will my family need to do if the worst happens?
From confirming the death to probate, identifying heirs, settling assets and debts, distribution and title transfer — procedures that can take months to over a year. We support this whole chain in Japanese, coordinating with local lawyers and Japanese tax accountants.
