About Off-Plan

What off-plan means

Off-plan means buying directly from the developer while the building is still under construction, or before construction starts. You decide from floor plans, renders and a show unit. Handover typically comes one to three years after signing.

You pay in instalments, into a project escrow account

Payment follows the developer's payment plan. A down payment of roughly 10–20% of the price is common, so you can plan the purchase without putting the full amount down at once.

Funds go to the escrow account for that specific project, not to the developer's general account. Confirm the account details in writing before you sign, and never transfer to any other account.

What to check before you sign

Who it suits, and who it does not

Off-plan is usually priced below completed stock and lets you spread payments over time, so it suits buyers targeting capital growth or keeping the initial outlay low.

Against that, there is no rental income until handover, and completion can run later than planned. If you need income straight away, or want to see the actual unit before deciding, a completed (ready) property is the better fit.

A UAE Golden Visa application is possible with either off-plan or ready property.
