When searching for property in Dubai, have you ever come across keywords like "apartment" or "villa"? You may also have seen a type called "townhouse".

This article explains these different property types.

Apartment

An apartment is a residential unit within a larger shared building — what some markets call a condominium.

Apartments are managed as part of a larger building and come in many sizes, from studios to multi-bedroom units. Residents typically share facilities such as a pool, gym, lobby and parking, and security and maintenance are handled by the building management.

They are popular with singles and couples, and with investors, because they are easy to rent out and to manage. Cooling (AC) is often handled by a chiller company, sometimes included in the rent ("Chiller Free") and sometimes billed separately.

Villa

A villa is a detached house with its own land. Many have a private garden, and some have a private pool and several parking spaces. They offer the most space and privacy, making them popular with families.

Because villas are larger, rent and running costs (cooling, maintenance, gardening) tend to be higher. In many villa communities, utilities are handled directly through DEWA. Popular villa areas include Dubai Hills, Arabian Ranches and Palm Jumeirah.

Townhouse

A townhouse sits between an apartment and a villa. These are houses joined side by side, sharing walls with their neighbours. They usually have two or three floors and a small garden.

They give you much of the space and feel of a villa at a more affordable price, which makes them very popular with families and those wanting a house without the full cost of a villa. Many are found in master-planned communities with shared pools and parks.

Which Should You Choose?

As a rough guide: apartments suit singles, couples and investors who want convenience and easy management; townhouses suit families who want space at a reasonable cost; and villas suit those who prioritise space, privacy and a garden. Your choice will also depend on area, budget and whether you're buying to live in or to invest.
