1. Why bank wires are the weak link
Sending a large sum out of most countries now means explaining the purpose of the payment, producing the sale contract, evidencing the source of funds and sometimes attending a branch in person. Anti-money-laundering rules have tightened worldwide, and banks are understandably cautious.
The problem is not the caution itself — it is the unpredictability. You cannot tell in advance how many days it will take, or whether it will clear at all. Dubai off-plan payments have hard due dates, so "submitted to the bank but not yet arrived" is a situation worth designing around.
Bank wires also hide their cost. On top of the advertised fee there is a margin baked into the exchange rate, plus correspondent-bank charges and a receiving-bank charge deducted on arrival. You often only learn the true cost after the money has landed.
2. What Wise actually is
Wise is a UK-founded international payments and multi-currency account provider. As of its 2026 financial year it serves roughly 18.9 million active customers and moved USD 243.5 billion across borders in the year. It is used by individuals and businesses alike.
The defining feature is how it prices. Wise does not add a margin to the exchange rate. It uses the real mid-market rate — the one you see on Google or Reuters — and charges a separate, visible fee that is shown in full before you confirm.

4. How much you can send
Limits are set per country of registration. For customers registered with a Japanese address — the case for most of our clients buying from Japan — they are as follows.
- Outbound transfer: up to JPY 150 million (or equivalent) per transfer
- Sending from your Wise balance: up to JPY 1 million
- Top-ups and withdrawals: up to JPY 1 million each
The most common practical mistake sits here. For amounts above the balance limit you cannot fund the transfer from your Wise balance — you must choose a bank transfer as the payment method, and you have to start from the "Send money" button on the home screen, because the flow started from the balance screen will not let you change it.
A ceiling at this level comfortably covers not just the deposit but the full price of most Dubai units. Where a single transfer is not enough, the payment can simply be split across several.
5. How long it takes
As a general guide, allow 0–2 business days for your funds to reach Wise depending on how you pay, then up to 2 business days to convert and send — the exact estimate is shown on screen when you set up the transfer. In practice, transfers funded by bank transfer often land the same or the next business day.
For scale: Wise reported that 75% of its global payments in Q4 FY2026 completed in under 20 seconds — though this depends heavily on the currency pair and funding method.
That said, a first transfer or a large one can take longer while identity and source-of-funds checks are completed. If you are working to a contractual payment date, start at least a week early rather than on the deadline.
6. Is Wise safe to use?
Handing a large sum to a company you have not used before deserves scrutiny. Here are the facts worth weighing — all publicly disclosed, and worth re-checking against Wise's own current filings.
- It is a regulated institution. Wise is authorised by the UK Financial Conduct Authority as an Electronic Money Institution (firm reference 900507), and is separately registered with the regulator in each market it serves.
- It is publicly listed. Wise trades on the London Stock Exchange and added a Nasdaq listing in May 2026, so its financials are disclosed and externally audited.
- Scale. Around 18.9 million active customers and USD 243.5 billion moved across borders in FY2026.
- Client money is safeguarded. Customer funds are held separately from Wise's own money, at established financial institutions, and the company is subject to capital requirements and stress testing.

7. More than transfers: the multi-currency account and card
It is worth thinking of Wise as more than a one-off transfer tool. The account itself is a multi-currency wallet holding 40+ currencies, which lets you choose when to convert rather than being forced to convert on the day you pay.

8. Practical notes when paying for Dubai property
- Pay into the developer's escrow account. Off-plan payments are legally required to go to a designated escrow account. If anyone directs you to a personal account, stop and verify.
- The sender's name must match the buyer's name. A mismatch can mean the money arrives but is not credited against your unit.
- IBAN and purpose of payment. Transfers into the UAE require the recipient's IBAN, and a purpose-of-payment declaration may be requested.
- Keep every transfer receipt. When you eventually repatriate sale proceeds, or explain the flow of funds to a tax authority, you will need the paper trail.
- Diarise instalments. Off-plan payment plans are fixed; work backwards from the due date allowing for transfer time.
